This home loan EMI calculator subtracts your down payment from the property price to get the loan amount, then works out the monthly EMI, total interest and total repayment for the rate and years you enter. Use it to see how a larger down payment changes your instalment.

How it works

Loan amount is the property price minus the down payment, never below zero. The EMI is L x r x (1 + r)^n divided by ((1 + r)^n - 1), where r is the yearly rate divided by 1200 and n is the number of months. Total interest is EMI times n minus the loan amount.

How much down payment is usually needed?

Lenders decide how much of the price they will finance, and the rule differs between lenders and loan types. Ask your lender for its current limit.

Does this include registration, stamp duty or processing fees?

No. It covers only the principal and interest. Add other costs such as stamp duty, registration and fees to the amount you must arrange yourself.

Is a longer home loan always better?

A longer tenure lowers the EMI but raises the total interest. Compare a few tenures here and choose the instalment you can sustain comfortably.
